Last month's Trans Caribbean Times discussed the explosive growth that is projected for Costa Maya by Mexico's state and federal governments and said that this month's issue would try to identify the best properties to invest in to maximize return on investment.

It is no secret that more fortunes have been made in real estate investment by following the age old time tried principle known as “location - location - location”. Because we now know the primary location targeted for development by the government, we need to focus our attention on selecting the best properties for sale in the target area.

The trick is to get your piece of the rock, or in this case your piece of the beach, before the cat is out of the bag, so to speak, and everyone else has driven up the price of beach front in that area. Of course, this is exactly what usually happens. Politicians, insiders and local investors learn about the coming development first and get all the best prices and the rest of us find out to little to late to get in on the action.

BEACHFRONT INVESTMENT CRITERIA
 

Now, assuming that the property in the chosen target area is for sale and that it has good title, when it comes to ocean front properties several additional criteria are critical to selecting investment quality beach front:

  1. Does the property have good elevation above sea level to protect the building site from storms ?
  2. Does the lot have a protective coral reef in front to shelter the beach from large waves and erosion ?
  3. Is the beach rocky, partly rocky, or all sand ?
  4. If the beach is sandy, is it growing out over time as the waves deposit more sand on the beach, known as “accretion”, or is it losing sand over time through erosion, known as “avulsion” ?
  5. Is the beach front lot located on a “berm saddle” which could cause it to wash out during a storm ?
  6. Is the lot located on an alluvial plain without a proper bed rock foundation to support a home ?
  7. Is the property located on or near an estuary potentially subjecting the beach area to rip tides that are dangerous for swimming ?
  8. Does the property have zoning compatible with the intended use ?
  9. Last but not least, do you like the property – is it pretty ?
